The home of selling your property
ESPC is the home of property and is here to help you at every stage of selling or buying a home.
Updated 1st September 2021.
Should I sell my property in 2021?
Ultimately, your personal circumstances will be the main factor to determine whether now is the best time for you to sell your property.
Reviewing our latest property market data from June 2021 to August 2021, activity levels have been strong, with a large volume of homes coming to the market.*
86.6% of these sold for at least Home Report valuation.
Homes are also selling quicker, taking a median time of 14 days to be placed under offer, compared to 22 days during the same period last year and 18 days during the same period in 2019.
How to decide whether to sell
The first stage to selling your home is to get it valued; this will give you a good indication of how much it might sell for and help you decide whether now is the best time to sell.
When deciding whether now is the right time to sell your home, it's important you take into consideration your personal circumstances and how your local property market is performing.
An ESPC agent will be able to discuss this all with you during a home valuation to help you decide.
Have house prices been affected by COVID-19?
Sales prices have been strong across Edinburgh, the Lothians, Fife and the Borders for some time and this trend is still continuing.
From June 2021 to August 2021 the average selling price was £276,703 up 5.8% compared to the same time last year.
In Edinburgh, the average selling price rose by 4.6% year-on-year.
Properties in East Lothian also experienced strong year-on-year increases in average selling price up 7.2%.
How to sell for the best price
By selling with an ESPC agent you can feel confident that you are working with local property experts who are duty bound to get the very best deal possible for you.
But don’t just take our word for it – independent research has shown that home sellers got more for their home when they sold it with an ESPC agent.
On average they got 3% more against the Home Report valuation. On a property worth £250,000, that could be an extra £7,500!
Will COVID-19 impact me selling my home?
Yes. As with every industry, the property market is working slightly differently to before the pandemic, with parts of the selling process now being done in a socially distanced way or online.
If you do go ahead and decide to sell your home, virtual viewings are encouraged and open viewings are no longer permitted.
