About ESPC
ESPC is the home of property in Edinburgh, the Lothians, Fife and the Scottish Borders. Founded in 1971 as the Edinburgh Solicitors Property Centre, ESPC has spent more than fifty years helping people buy and sell homes across east-central Scotland through our network of over 100 solicitor estate agent firms, alongside free property advice and the most detailed monthly market data available for our region.
How ESPC works
ESPC is a membership organisation made up of solicitor estate agents. We were set up by a group of Edinburgh solicitors in March 1971 to give law firms a shared platform for marketing their clients’ residential properties, and we still operate the same way today. Every property listed on espc.com is marketed by an ESPC member firm, and each member firm is a regulated Scottish solicitors’ practice that handles both the sale of the property and the legal conveyancing under one roof.
Around 80% of new properties are listed exclusively with ESPC for the first 72 hours of their marketing, which is why registered ESPC users see new homes here before they appear on any other portal.
Our solicitor estate agent network
Our network of over 100 solicitor estate agent firms covers Edinburgh, East Lothian, Midlothian, West Lothian, East Fife, West Fife and Kinross, the Scottish Borders, central and west of Scotland, and Dumfries and Galloway. Every member firm is admitted only after meeting our quality and regulatory standards, and every firm is regulated by the Law Society of Scotland.
For buyers, the solicitor estate agent model offers the best of both worlds: local property expertise from people who know each town and neighbourhood, and the convenience of instructing the same firm to handle your purchase as soon as you find a home. That’s especially important in Scotland, where a solicitor is required for every property transaction, making the entire process simpler, faster and more seamless.
For sellers, it means marketing reach across our whole network combined with the conveyancing expertise needed to take the sale all the way to completion.
You can find an ESPC solicitor estate agent in your area through our Find An Agent tool.
ESPC for buyers
Searching for a new home in Edinburgh, the Lothians, Fife or the Borders? espc.com is the first place to look. With 80% of properties listed exclusively at the start of their marketing, you will see new homes here before they appear anywhere else. Sellers prefer ESPC for marketing their homes, with 77% wanting their property listed on the portal and 38% naming it as their first choice, giving you access to the best properties, widest selection and most motivated sellers. Our member network has been helping people find homes for over 55 years, whether you are a first-time buyer, moving up the ladder, or downsizing.
ESPC for sellers
Thinking of selling your home? ESPC is where sellers most want to see their property marketed, for good reason. Our research shows that ESPC solicitor estate agents achieve a higher percentage of the Home Report valuation than the wider Scottish market, so you stand to get more for your property. ESPC is also the most popular source among buyers when searching for a property, with 75% saying they would use espc.com as part of their search. The ESPC House Price Report
Every month, ESPC publishes the House Price Report for the local property market. Each report is built on real sales recorded by our member firms across our coverage area, and covers average selling prices, sales volumes, time to sell, and the percentage of Home Report valuation achieved by region. The data is exclusive to ESPC and free to read. Browse the latest House Price Report.

Yes - if you’re buying a property in Scotland, you’ll need to appoint a solicitor to handle the conveyancing process - whether or not you buy a property through ESPC. This legal requirement protects both parties and ensures the sale is carried out properly, fairly, and in line with Scottish property law. When purchasing a property through ESPC, you can find and appoint a solicitor estate agent.
A solicitor estate agent is a regulated Scottish law firm that also acts as an estate agency, marketing and selling residential property alongside the conveyancing work. It is a model that is particular to Scotland, and it is the model ESPC has been built around since 1971. As solicitors are an integral part of the property buying and selling process in Scotland, having them involved from the outset and throughout the transaction means they can help move the process forward more efficiently, with the legal and property aspects working together seamlessly.
ESPC covers Edinburgh, East Lothian, Midlothian, West Lothian, East Fife, West Fife and Kinross, the Scottish Borders, central and west of Scotland, and Dumfries and Galloway.
