Should I sell my property in 2022?

Ultimately, your personal circumstances will be the main factor to determine whether now is the best time for you to sell your property.

Reviewing our latest property market data from June 2021 to May 2022, activity levels have been strong, with a large volume of homes coming to the market.*

87.4% of these sold for at least Home Report valuation.

From June 2021 to May 2022 the average selling price was £273,248 up 3.4% compared to the same period last year.

Homes are also selling quicker, taking a median time of 15 days to be placed under offer, compared to 20 days last year and 22 days in 2019.

How to decide whether to sell

The first stage to selling your home is to get it valued; this will give you a good indication of how much it might sell for and help you decide whether now is the best time to sell.

When deciding whether now is the right time to sell your home, it's important you take into consideration your personal circumstances and how your local property market is performing.

An ESPC agent will be able to discuss this all with you during a home valuation to help you decide.

How to sell for the best price

By selling with an ESPC agent you can feel confident that you are working with local property experts who are duty bound to get the very best deal possible for you.

But don’t just take our word for it – independent research has shown that home sellers got more for their home when they sold it with an ESPC agent.

On average they got 3% more against the Home Report valuation. On a property worth £250,000, that could be an extra £7,500!
