Market research from ESPC has once again shown that solicitor estate agents achieve a 3% higher price for property sales on average when it comes to the amount of Home Report valuation achieved.

On average, ESPC solicitor estate agents achieved 108% of Home Report valuation, compared to 105% for non-ESPC agents. Get a valuation from a solicitor estate agent now! 

The research tracked properties advertised for sale in June 2022, following them through to sales on the Registers of Scotland Scotlis website. The Home Report valuation amount and subsequent sales price was then compared. The Home Report value is arrived at independently by a surveyor as part pf the Home Report, therefore removing different agent pricing strategies from the equation.

More than 500 properties were included in the sample from across Edinburgh, the Lothians, Fife and Dumfries and Galloway.

This is the fourth time that this research has been conducted, and on each occasion a three percent advantage for ESPC solicitor estate agents has been independently verified.

The average selling price of a property in Edinburgh, the Lothians and Fife is £273,906. That’s a difference in the percent of Home Report valuation achieved of over £8,000 in monetary terms.
