The most popular homes on espc.com in July 2025
The ten properties that made it onto July’s list of most viewed homes on espc.com attracted a whopping 83,000 views, indicating ongoing strong interest in the local property market and a particular trend in demand for a range of properties from flats, to bungalows, to family homes.

In July, the demand for homes remained strong, with a diverse range of properties capturing buyer interest. A notable shift was observed, as this month’s list includes a higher number of flats, making up four of the ten homes, compared to just one flat in June’s top 10. This increase suggests that buyers are seeking more affordable and convenient living options, particularly in desirable areas such as Corstorphine, Leith, and Crewe.
The price range of the most viewed homes varied from £175,000 to £700,000, with an average price of £423,500. This indicates a broad market appeal, from more affordable flats in vibrant areas like Leith and Crewe to more premium detached homes in sought-after locations like Dalgety Bay and Duddingston. While demand remains strong across all price points, the presence of high-end properties suggests that there is still significant interest in luxurious, high-quality homes.
As in previous months, Edinburgh continues to dominate, with seven properties from the capital making the list. Notably, a Corstorphine property tops the list, showcasing the ongoing popularity of this central, well-connected area. Other notable locations outside Edinburgh include North Berwick and Dalgety Bay, which highlight buyers' interest in coastal living and areas with scenic views.
At the end of July, half of the homes were already under offer, underlining the continued buyer motivation and swift decision-making. Many of the properties were presented in move-in-ready condition, appealing to buyers looking for convenience and minimal renovation work. Four of the featured properties were marketed with a fixed price, while the rest used the “offers over” pricing strategy, reflecting seller confidence in a competitive market.
Paul Hilton, CEO of ESPC, commented:
“The latest figures from espc.com show continued strong demand for properties across Edinburgh and beyond, with a noticeable increase in interest for flats this month. While larger homes remain a key focus for many buyers, the higher number of flats in July’s top 10 reflects a shift towards more affordable, centrally located options. It’s clear that buyers are looking for a range of properties that meet different needs, whether that’s a compact city flat or a larger family home with more space.”
“The inclusion of both fixed-price and 'offers over' properties further highlights the competitive nature of the market, with sellers confident in securing good offers. It’s also evident that Edinburgh continues to shine as a prime location for buyers, but interest in surrounding areas, including Dalgety Bay, North Berwick, and Leith, shows that buyers are increasingly looking beyond the city for homes with more space, scenic views, and a coastal lifestyle.”
