Filters to use
- Location (postcode, town, or neighbourhood)
- Property type (flat, house, detached, etc.)
- Price range (minimum and maximum price)
- Number of bedrooms
- Must-haves (garden, parking, gas central heating, solar panels etc.)
Understand “offers over” pricing
- The listed price is often a starting point
- Expect final sale prices to exceed this by 5–15% in competitive areas
- Check the Home Report valuation to assess fairness
Read the Home Report
All Scottish property listings must include a Home Report, which covers:
- Single survey (condition)
- Energy report (EPC)
- Property questionnaire
Use a solicitor to note interest
If you find a promising listing, your solicitor can:
- Submit a note of interest
- Keep you informed about closing dates
