The wider market picture
The second quarter of 2026 opened against a backdrop of global uncertainty, with geopolitical tensions and financial market volatility encouraging a more measured approach from buyers during April and May. Despite this, market confidence showed signs of strengthening as the quarter progressed. Improving mortgage rates and increased market activity towards the end of June suggest buyers are adapting to the changing economic landscape and returning to the market with renewed confidence.
Closer to home, the Scottish Parliament elections in May brought a degree of short-term uncertainty as buyers and sellers awaited greater clarity on future housing policy. While elections can temporarily influence decision-making, there has been little evidence of any lasting impact on market activity. Instead, the Scottish property market has continued to demonstrate the resilience it has shown through previous periods of political and economic change, with committed buyers and sellers continuing to move when the right opportunity arises.
For the purposes of this report, the prime market is defined as residential properties sold at £500,000 and above, across Edinburgh, the Lothians, Fife and the Borders.
Prime market performance at a glance
The prime property market across Edinburgh, the Lothians, Fife and the Borders remained resilient throughout Q2, despite a reduction in the number of homes coming to market. Sales volumes eased by a modest 1.9% year-on-year, considerably outperforming the wider market, while new listings fell by 10.5%.
Average selling prices settled at £657,133, a marginal decrease of 2.1% compared with the same period last year, suggesting values have remained broadly stable despite wider economic uncertainty.
Competition for well-presented prime homes remained evident, with buyers paying an average of 102.9% of Home Report valuation - 1.4 percentage points higher than a year ago and 0.8 percentage points above the wider market average. Four-bedroom houses continued to dominate activity, accounting for the greatest number of sales despite a slight reduction in volumes compared with last year.
Houses remained by far the preferred property type, making up 84% of all prime transactions, while flats represented the remaining 16%.

Prime buyers are acting fast
Prime homes continued to sell at an impressive pace during the second quarter. The median time to reach under offer fell dramatically to just 23 days (40 days faster than the same period last year), while the average time taken to conclude a sale reduced by a further 30 days to 111 days.
Competition also intensified, with more than a quarter (25.7%) of prime sales going to a closing date, an increase of 7.3 percentage points year-on-year. This demonstrates that although buyers are carefully considering their purchases, they remain prepared to act decisively when the right property becomes available.
Three-bedroom houses were the fastest-selling property type, going under offer in a median of just 16 days... an impressive 42 days quicker than last year and five days faster than the wider market average.
Edinburgh's £750,000+ market
Activity at the very top end of Edinburgh's property market was more subdued during Q2. Sales volumes were almost half those recorded a year earlier, while new listings also declined by 18.8%, reflecting a smaller pool of both buyers and sellers operating in this segment.
Despite this, pricing remained remarkably robust. The average selling price edged up by 0.5% to £957,235, while buyers continued to compete strongly for the highest quality homes, with properties achieving an average of 103.7% of their Home Report valuation… outperforming the wider Edinburgh market by 1.3 percentage points.
Properties also continued to sell more quickly than a year ago, finding new owners in a median of 24 days and concluding in 111 days. Demand for exceptional homes was further demonstrated by the sharp rise in competitive bidding, with the proportion of sales going to a closing date increasing by 23.4 percentage points year-on-year.

High value property sellers remain confident
Looking again at the wider prime property market, although fewer high-end homes were listed during the quarter, those who did choose to sell remained confident in the strength of demand.
New listings were down 10.5% compared with last year, yet almost three-quarters (73.5%) of all prime sales achieved at least their Home Report valuation, an increase of 7.2 percentage points year-on-year.
Confidence was also reflected in pricing strategy. The Offers Over approach continued to dominate the prime market, being used by 84.8% of sellers, up 8.6 percentage points on the previous year, highlighting continued belief in buyers' willingness to compete for desirable homes.
Spotlight on Edinburgh
Within Edinburgh, the EH10 postcode stood out as one of the strongest-performing prime locations during Q2. Properties achieved an impressive average of 106.4% of their Home Report valuation while reaching under offer in as little as 15 days, underlining sustained demand for homes in this highly sought-after area that includes Morningside, Marchmont and Bruntsfield.
Meanwhile, EH4 recorded the strongest annual growth in average selling price, increasing by 4.8%. Sellers in this postcode also demonstrated considerable confidence, with 90% of properties marketed using the Offers Over pricing strategy.
East Lothian remains a standout performer
For a second consecutive quarter, East Lothian was the strongest-performing prime market outside the capital.
Sales volumes rose by an impressive 52.4%, supported by a 41.3% increase in new listings, giving buyers considerably more choice while maintaining healthy levels of demand. Prime homes sold quickly, going under offer in a median of just 26 days (46 days faster than the previous year).
Competition also remained strong, with buyers paying an average of 103.6% of Home Report valuation, outperforming the wider East Lothian market by 1.6 percentage points. The continued popularity of sought-after coastal locations and attractive family homes ensured East Lothian remained one of Scotland's standout prime markets during Q2.
