Venlaw South Lodge, in Peebles, has an interesting history, originally as the southern lodge of Venlaw Castle, which was built on the site of the old Smithfield Castle in 1782, and enlarged in 1854. Over the course of its 150 year history, the home has been extended and modernised and has a rich history that would make interesting research.

The home has a grassy garden and patio area at the back of the house, and the land then extend out to a fifth of an acre of rambling, woodland strewn ground which creates the illusion of being right in the country. It is in fact very close to Edinburgh Road in Peebles, and only a few minutes from the town centre.  The woodland contains some interesting and unusual trees which were planted in the grounds in the 1950s, when the home was owned by the Davidson family, who had close connections to the Royal Botanic Garden.

The three bedroom property is spread out over two floors for spacious family living. The décor throughout the home is of neutral colours with stripped floor boards and doors, meaning it’s in move-in condition which can then be adapted to suit your own tastes.

The entrance hall on the ground hall takes you to the dining room and then the living area which features a traditional stone fireplace with wooden beam, and a classic wood burning stove to bring warmth to the room. The large square bay window allows the light to flood into this living space. There is also a smaller feature window near to the fireplace. The living room leads on to both the study area, which could become an office space or box room, and the kitchen which features terracotta tiled flooring  a range cooker and abundant contemporary worktop and cupboard space. The kitchen is spacious enough for a kitchen table and chairs for breakfasting, and is a natural place for the family to gather. There’s also a back porch leading from the kitchen to the back garden, which would be a useful space for hanging coats and leaving muddy boots.

There is also a modern, contemporary bathroom on the ground floor which has an attractive pale blue and white colour scheme, and features a bath and shower.

A carpeted staircase with shelving to its side leads you up to the landing of the first floor, where you will find the property’s three bedrooms. The master bedroom has an en suite shower room with a unique A-shape roof and two small feature windows. There are two other good sized bedrooms on this floor, one of which has cupboard space.

Peebles is a thriving market town situated on the famous River Tweed in the beautiful Scottish Borders countryside. Peebles offers excellent primary and secondary education, good shopping facilities and an abundance of recreational pursuits such as walking, fishing and golf. It’s very near to Glentress, which is a popular area for mountainbiking.

Peebles is ideally placed for commuting to Edinburgh, (23 miles away and less than 30 minutes drive to the city by-pass), Glasgow (65 miles away) and the other Border towns which are within close proximity.
