1. Promoter

ESPC’s Open Viewing is organised and promoted by ESPC (Edinburgh Solicitors Property Centre), 27 George Street, Edinburgh, EH2 2PA.

2. Eligibility

2.1 Entrants must:

  • Be aged 18 years or over
  • Be the current owner of the nominated property
  • Be based in Scotland
  • Have permission from all relevant property owners to enter the property into the series
  • Apply before or on the closing date – Monday 13th of July 2026

2.2 Eligible properties must:

  • Be located within Edinburgh, the Lothians, Fife or the Scottish Borders
  • Have previously been bought or sold through an ESPC solicitor estate agent
  • Be suitable for filming and photography
  • Be available for filming during the production period specified by ESPC
  • Not be actively marketed for sale or under offer at the time of filming.

2.3 ESPC employees, member firms and their immediate family members are not eligible to enter.

3. Entry Process

3.1 To enter ESPC’s Open Viewing, entrants must complete the official online entry form and provide:

  • Completed contact details
  • Responses to all required questions
  • A minimum of five images of the property
  • An optional short video walkthrough of the property

3.2 Only one property may be submitted per entry form.

3.3 Submission of an entry does not guarantee selection for the series.

3.4 Entries must be submitted before the published closing date. Late or incomplete entries may not be considered.

4. Selection Process

4.1 Properties will be shortlisted by the ESPC team based on factors including, but not limited to:

  • Property character and presentation
  • Variety of property styles and locations
  • Homeowner story and suitability for the series
  • Filming feasibility

4.2 ESPC reserves the right to make all final decisions regarding shortlisted and selected properties.

4.3 Selected entrants will be contacted directly using the contact details provided in the entry form.

5. Filming & Participation

5.1 By entering, entrants acknowledge and agree that:

  • Their property may be filmed, photographed and featured across ESPC digital and marketing channels
  • They may be asked to participate in on-camera interviews and filming
  • Filming may take place both inside and outside the property

5.2 Entrants selected for filming must make reasonable efforts to accommodate filming schedules and production requirements.

5.3 If an entrant no longer wishes to participate after selection, they should notify ESPC as soon as possible.

5.4 ESPC reserves the right to withdraw or replace featured properties at any stage of the production process.

5.5 Property Access and Liability 

By participating in ESPC's Open Viewing, entrants agree to permit ESPC, its employees, contractors, production partners and representatives access to their property for the purposes of filming and content creation. 

While ESPC and its representatives will take reasonable care when attending and filming at participating properties, entrants acknowledge that participation is at their own risk. To the fullest extent permitted by law, ESPC shall not be liable for any loss, damage or disruption arising from filming activities at the property, including any accidental damage caused by ESPC, its employees, contractors or representatives. 

6. Voting & Judging

6.1 Audience voting may take place via ESPC social media platforms including Instagram.

6.2 Votes submitted through official ESPC channels during the specified voting period will be counted.

6.3 ESPC reserves the right to remove fraudulent, duplicate or inappropriate votes.

6.4 Final judging decisions made by the ESPC judging panel are final.

6.5 No cash alternative or monetary prize will be awarded as part of ESPC’s Open Viewing unless otherwise stated.

7. Content Usage

7.1 By participating in ESPC’s Open Viewing, entrants grant ESPC the right to:

  • Film and photograph the property
  • Edit, reproduce and publish content created during filming
  • Use all footage, photography and submitted materials across ESPC marketing, social media, website, PR and promotional channels

7.2 Content may continue to be used by ESPC after the series has ended.

7.3 Entrants confirm they have the right to provide all submitted images and video content.

8. Data Protection

8.1 ESPC is using a third-party platform, Jotform, to collect entry information.

8.2 By submitting an entry, entrants confirm they are happy for their data to be processed for the purposes of administering ESPC’s Open Viewing.

8.3 Personal data will only be used in relation to the administration and promotion of the series and will be handled in accordance with ESPC’s privacy policy.

8.4 Entry data will be securely deleted following the completion of the project, unless otherwise required for legal or operational purposes.

9. General

9.1 ESPC reserves the right to:

  • Amend these terms and conditions
  • Change the series format, timeline or judging process
  • Cancel, postpone or alter filming or broadcast plans where necessary

9.2 ESPC accepts no responsibility for:

  • Technical issues affecting entry submissions or voting
  • Lost, incomplete or corrupted entries
  • Circumstances outside of its reasonable control

9.3 By submitting an entry, entrants are deemed to have accepted these terms and conditions in full.
