The property
Steeped in history and rich in character, Greengates is an Ettrick Valley gem, an adaptable and particularly spacious family home in a spectacular riverside setting with an idyllic riverside garden and private courtyard and rear extending to approximately 1/3 of an acre - a location that raises the bar on rural living. These are forever lifestyle locations where properties seldom come onto the market, which makes Greengates something of a rarity. Occupying an idyllic position, the two-storey house does indeed have green gates…in addition to two garages, an extension including a workshop (crook-maker), and a private garden beyond the gates and leading down to the Ettrick Water. Set down a private lane and well above river level, Greengates is a handsome house with a pretty, front cottage garden frontage. Completed in 1953 replacing a former property on the site, the accommodation extends beyond the entrance vestibule and main hallway, to a front bedroom or study off the hall, two reception rooms, large kitchen (with Aga), shower room, rear hall leading to a ground floor utility/store room and a sizeable 20ft workshop with both internal and external access, a space that could be easily adopted into the main accommodation or used for recreational/hobby/business pursuits. Upstairs are two further bedrooms and a bathroom. The property also includes a single garage, and a modern double garage with electric doors.

LOCATION
The Scottish Borders is not short of scenic countryside, but arguably one of the region’s most spectacular locations also happens to be one of its least known – the Ettrick Valley, an area of outstanding natural beauty long associated with the poet and novelist James Hogg, better known as The Ettrick Shepherd. While the A708 Selkirk to Moffat passes through landmarks such as St Mary’s Loch and nearby Loch of the Lowes, the much quieter B7009 meanders south-west through beautiful countryside taking in the quaint villages of Ettrickbridge and Ettrick, the latter James Hogg’s birthplace in 1770 and where he was laid to rest in the kirkyard in 1835. Known as Kirkhope until the late 1700s when the erection of a stone bridge over the river brought about a change of name to Ettrickbridge, the village is home to Kirkhope primary school, Cross Keys Inn, village hall, Kirkhope Church, playing fields, tennis court, children’s playground, and nearby, the 250-year-ol Tushielaw Inn, while just seven miles away, the historic town of Selkirk provides a wide variety of amenities, services, and other necessities. Local architectural landmarks in the area include Kirkhope Tower, a Scottish Pele (or peel tower) a mile from the village near the site of the original Kirkhope church (superseded by the present kirk in the village in 1841). Kirkhope Tower is one of many small, fortified keeps which were built along the Scottish/English borders between the mid-14th century and 1600. Nearby, on the other side of St Mary’s Loch is the imposing white monument to James Hogg, depicted larger-than-life sitting on a pedestal gazing out over a landscape he knew and loved in life.
