Why spring is key for the property market

As the days grow longer and brighter, the property market naturally gathers momentum. Spring consistently brings a noticeable uplift in activity, with more buyers actively searching and more sellers choosing to list their homes.

After the quieter winter months, people are motivated to make a move… whether that’s families aiming to settle before the next school term or buyers re-engaging after the festive period. Homes also tend to show at their best, with natural light enhancing interiors and outdoor spaces becoming far more appealing.

Recent ESPC data highlights this seasonal surge. Between 10th March and 2nd April 2026, Schedule Download requests rose by 20%, while both Home Report downloads and Viewing Requests increased by 14% compared to the previous period. It’s a clear signal that buyer interest is building as we move into spring.

What’s changed in the property market since last spring?

This spring isn’t just busier - it’s also showing signs of increased confidence and competitiveness compared to last year.

Buyer demand remains strong, with homes going under offer in a median time of just 33 days - five days faster than in March 2025. This suggests motivated buyers are acting quickly when the right property comes along.

Local trends also point to a more active marketplace. Listings are up 7.1% year-on-year, giving buyers more choice, but this hasn’t slowed the pace of sales. In fact, properties are still achieving strong results.

Recent sales performance reinforces this. On average, homes achieved 101.1% of their Home Report value - slightly higher than last year - indicating competitive bidding remains a key feature of the market. Additionally, 91.1% of listings are using the “Offers Over” pricing strategy, a significant increase of 15.4% year-on-year, reflecting growing seller confidence.

What affects your home’s value right now?

Several factors are shaping property values this spring, and understanding them can help you better position your home.

Location demand shifts

Buyer priorities continue to evolve… Areas offering a balance of commuting links, green space, and local amenities are particularly desirable. Even within the same town or city, micro-locations can perform very differently depending on lifestyle appeal.

Property type trends

Demand can vary significantly by property type. Family homes with extra space, flexible layouts, or home office potential remain highly sought-after. Meanwhile, well-presented flats in central locations continue to attract first-time buyers and investors.

Condition and presentation

First impressions matter more than ever. Buyers are drawn to homes that feel well-maintained and move-in ready. Simple improvements - fresh décor, decluttering, and minor repairs - can have a meaningful impact on perceived value.

Seasonal appeal

Spring gives properties a natural advantage. Bright rooms, blooming gardens, and usable outdoor spaces can all enhance a home’s attractiveness. Maximising light and showcasing outdoor areas can help elevate your property in buyers’ eyes.

The limits of online property valuations

Online valuation tools can be a useful starting point… but they rarely tell the full story.

Local insight makes a difference

Automated estimates often rely on broad data sets and can’t fully account for the subtle differences between streets, developments, or even neighbouring properties.

The importance of up-to-date sales data

The market moves quickly, especially in spring. Without access to the most up-to-date sales data, online tools may not reflect current buyer behaviour or pricing trends.

Why every home needs a personal assessment

Every home has its own characteristics - whether it’s a high-spec renovation, an exceptional view, or a standout garden. These details can significantly influence value but are often overlooked by algorithms.

A professional valuation brings together data, local expertise, and real-world market insight to give a far more accurate picture. Discover what happens at a home valuation here.

Why get a valuation now (even if you’re not selling yet)?

You don’t have to be ready to list your home to benefit from knowing its value.

Planning ahead

Whether you’re thinking about moving in six months or a few years, understanding your home’s current position helps you plan your next steps with confidence.

Understanding your equity

A valuation gives you clarity on how much equity you hold, which can influence decisions around remortgaging, investing, or moving up the property ladder.

Timing the market

Spring is one of the most active times of year, but market conditions can shift. Getting a valuation now helps you monitor trends and identify the right moment to act when it suits your circumstances.

Thinking about your next move? It all starts with understanding what your home is really worth. A professional valuation gives you clarity, confidence, and the insight you need - whether you're ready to sell soon or just exploring your options.
