The most popular homes on espc.com in August 2025
The ten properties in our list of most viewed homes collectively attracted over 72,000 views in August, underlining the continued strength of buyer demand across the east of Scotland. Once again, houses dominated the rankings, with seven of the ten most popular listings being family homes. They were joined by two flats and, more unusually, a plot of land for development - demonstrating the diverse range of opportunities catching the eyes of buyers.

The data suggests that larger homes are at the forefront of buyer interest, with three six-bedroom properties and one five-bedroom property featuring in the top ten. A further two homes offered three bedrooms, while four two-bedroom properties - including both flats - catered to buyers seeking smaller options. This blend of property sizes highlights interest from a wide variety of buyer types, from those looking for starter homes to families seeking long-term space and flexibility.
Prices of the most viewed homes ranged from £185,000 to £1.5 million, representing a broad spectrum of budgets. With a combined value of more than £5.5 million and an average asking price of £552,500, the list reflects both the premium nature of some family properties and the more affordable options still available. Nine of the properties were marketed using an “offers over” pricing strategy, with one listed at a fixed price, once again showing strong confidence among sellers.
Location played a significant role in buyer interest, with Edinburgh making up six of the top ten properties. East Lothian had a strong showing too, with three properties drawing attention in this ever-popular coastal area. A single Fife home rounded out the list. While most of the homes remain available, three of the top ten were already under offer by the end of the month, signalling that buyers remain motivated to secure their ideal property.
Paul Hilton, CEO of ESPC, commented:
“The August data from espc.com clearly demonstrates the ongoing strength of demand for larger family homes, with four of the ten most viewed properties offering five or six bedrooms. It’s encouraging to see buyers continuing to prioritise long-term living options, but at the same time, the inclusion of smaller flats and even a development plot shows that the market is appealing to a wide audience of buyers.
Edinburgh remains the centre of activity, with six of the top ten most popular homes located in the capital, while East Lothian’s coastal setting continues to captivate buyers. The fact that three properties in the top ten were already under offer by the end of August reinforces the speed at which motivated buyers are acting to secure their next move.
The pricing spread, from £185,000 up to £1.5 million, highlights the diversity of the local market and the confidence across all budget levels. With nine of these highly sought-after homes marketed as ‘offers over’, sellers can feel assured of strong interest, while buyers remain highly engaged in their property searches as we head through the summer months and into Autumn.”
