Property highlight: Not new, older...and something much more spacious and attractive!

Forget the new! For genuinely spacious family accommodation and within the city boundaries, look no further than this detached villa, which dates from when rooms were rooms and gardens didn't have an affinity with postage stamps. There are four bedrooms, a separate lounge, separate dining room, separate kitchen, a shower room on the ground and a bathroom upstairs. The corner plot comes with lovely back and front gardens and a driveway that will easily take two cars. There is also a garage. This has been a family home for the best part of fifty years. It does now need an element of modernisation, but that can be done from within and while immediately enjoying the property's many attractions. Just a couple of minutes from the City Bypass, the house is conveniently located for those who might work at one of the peripheral business parks or the central belt or need to get to and from the airport on a regular basis. The Edinburgh Royal Infirmary is also a short commute away. Regular bus services run to and from the city centre, with stops either just moments or a short walk away, depending on which service suits your destination best. There is a Costcutter convenience store along the road and a Sainsbury's Local slightly further afield (some might like the walk, but, given the gradient on Biggar Road, others, if not most, will likely jump in the car), but when more major stocking up is needed, there is plenty of choice. To stick with Sainsbury's, drive along the bypass to Straiton, but there are also the Colinton Mains Tesco, a Morrisons at Swanston, an Aldi in Oxgangs and a Waitrose in Morningside. For outdoor activities, the Midlothian Snowsports Centre at Hillend is only a short drive away and for those who hope that their drives are just the right length, there are a number of golf courses within easy reach. The Pentland Hills can also be easily reached by car and the bypass gives access to East Lothian and its beaches (and hills and golf courses), as well as the central belt, whether for work or leisure purposes. The popular Charwood bar and restaurant is close by and there are any number of alternative eateries in nearby Morningside and Bruntsfield.

  • Entrance Vestibule

The wooden outer door is set beneath striking shaped stonework that immediately catches the eye. it has a glazed upper panel and opens to a very handy area for removing outdoor attire before going indoors. For later in the day, an outside lamp provides a welcoming glow for evening guests or, during the winter months, those returning from school or work. The patterned tiled floor is both practical and attractive. An inner door, with its own glazed insert, opens to the hall.

  • Hall / Landing

T-shaped, the stem affords plenty of room to welcome guests and parking their coats is easily done in walk-in cupboard that is immediately on the right of the right-hand arm. The cupboard is also the first nod to former times, serving as it does as a pantry, with very useful storage space. Family members may spill further along to the right, keen to raid the cupboards in the kitchen that is at the end or, if needs must, visit the large shower-room (it does have a toilet) that is also at end. Guests (unless they too need to take advantage of the facilities) will turn left and into the lounge. Borrowed light comes from the lounge, the dining room (to the right) and the two ground floor bedrooms, one on the left arm and the other on the right. There is a further cupboard (with light) that stretches back under the stairs and which provides extra storage. A carpeted half-turn staircase leads off the hall and rises up under a velux window to the first floor accommodation.

  • Lounge

    4.37 m X 4.29 m / 14'4" X 14'1"

Some might say the “front room” and this very pleasant formal sitting area is very much to the front of the property. It will easily accommodate a full range of soft furnishings and can be kept as a formal sitting area. The eye cannot help but be drawn to the broad bow window but the stone and slate fireplace, with coal effect gas fire, provides a further focal point. The width of the window makes the room naturally bright during the day, but that brightness doesn’t come with unwelcome draughts; the panes are triple glazed. And who says that practical has to mean plain? The angled radiator follows the curve of the window, with the double glazing preventing loss of heat. Twin arched alcoves on either side of the fireplace provide display space and each one has a shelved cupboard beneath it for storage purposes. A three-way ceiling light fitting provides artificial illumination when the daylight has faded.

  • Dining Room

    4.32 m X 4.24 m / 14'2" X 13'11"

Also to the front of the property, this generous quite separate dining area shares many of the characteristics of the lounge: the bow window, the view of the garden, the twin alcoves with cupboard space below, the angled radiator. Needless to say, it will take a family-sized dining table and chairs with ease, but there is plenty of space left over for other items of furniture that would allow a conflict in preferred TV viewing to be amicably resolved by a move to a different room, with no diminution in comfort. The stone-effect wall to the end wall is perhaps indicative of bygone tastes, but while it remains, it reinforces the sense of history in the house.

  • Kitchen

    3.81 m X 3.02 m / 12'6" X 9'11"

With a large window to the side, twin windows to the rear and four glass inserts in the door to the rear porch, there is again no shortage of natural light. And there is also no shortage of room for the resident culinary artist in which to work. There are two sets of wall units, those that came when the kitchen was being refitted and those that the seller was determined not to see leave as part of the revamp. And quite right she is, the older pine ones adding just a certain something to the overall effect, although they have now been painted white in the interests of colour co-ordination. There is plenty of storage at floor level, including three drawers beneath the hob and a double cupboard over the ovens. The floor units also provide good worktop space. A built-in fridge freezer provides good storage for fresh food and those items that have to wait their turn respectively. For the actual cooking, there is a Hotpoint four burner hob set beneath a modish black splashback and an electric double oven, also by Hotpoint. And when the pots, pans and plates have all been emptied, they can go straight into the dishwasher, although there is also a one-and-a-half bowl sink with mixer tap and drainer for those items that need cleaning by hand. The walls are all fully tiled, but that just adds to the overall bright and airy feel. Vinyl flooring allows any spillages to be dealt with easily.

  • Master Bedroom

    5.94 m X 3.61 m / 19'6" X 11'10"

Its size definitely marks this out as being the main sleeping apartment and, therefore, one for mum and dad, but younger members of the family might be willing to share to enjoy the feeling of being in a different place. There is also a definite sense of times past, but that merely adds to the appeal. The main area is…big! A fitted wardrobe, with his and hers hanging space and central shelving and sliding doors (one mirror-fronted) again frees up the floor space, although that is hardly at a premium. A wash basin is set in a vanity unit that also provides open storage. But there’s also more: up a step to the left of the door is a sitting area that offers a panoramic view over the garden below, the Braid Hill in the near distance and over the rooftops towards the Forth and the Lomond Hills beyond.

  • Bedroom 2

    3.94 m X 3.61 m / 12'11" X 11'10"

Most people retire to their bedroom when the day is done and sleep beckons. And this is a very comfortable and quiet place in which physical and mental batteries can be recharged, with plenty of space for even a king-size bed and freestanding furniture. Not that the freestanding furniture (or much in the way of it) may be needed, certainly for storage. That comes by way of: a fitted wardrobe with plenty of clothes hanging space and shelving at upper and lower levels; a shelved press with its own clothes rail and an upper level shelf; a second shelved press and a double cupboard over the wardrobe. But…the room definitely has its attractions during the day, and one in particular: the view out through the picture window to the rear garden, which will surely serve either as inspiration for anyone studying or working from home or a visual balm for mental stresses and strains.

  • Bedroom 3

    3.89 m X 3.66 m / 12'9" X 12'0"

A second ground floor generous double room, with all the visual attractions of its sibling along the hall, by way of the large picture window. There is again plenty of floor space for a bed and freestanding furniture. Inbuilt storage comes by way of two shelved presses.

  • Bedroom 4

    3.99 m X 2.49 m / 13'1" X 8'2"

Nestling under the eaves, this would be perfect as a nursery or for the younger child. It would equally make a handy study, away from family hurly burly below. A side window offers a view through the rooftops towards Fife.

  • Bathroom

Perhaps now in need of some modernisation, the suite comprises a bath and close couple WC. The wall tiling provides an interesting contrast for those accustomed to modern tastes: ceramic on the wall above the bath and the WC; cork elsewhere. The latter are definitely of their time, but, once more, none the worse for that. The radiator has an added towel rail and shelves provide useful storage. Everything is set beneath a velux window, with a pendant light fitting providing artificial illumination when needed.

  • Shower Room

The two frosted glass windows and the full wall tiling again make the room bright and airy without things becoming too clinical while the wood of the vanity unit and the stone colour of the floor tiles provides an attractive warming contrast. The vanity unit contains a Roca wash basin with a double cupboard beneath while the large shelf behind the toilet provides further open storage. The toilet itself has a push-button flush and a concealed cistern. An easily accessible walk-in corner cabinet houses a mains mixer shower. There is a wall-mounted heater and a ladder-style towel rail. A wall-mounted mirror accentuates the natural brightness, but also has a light over it. The floor tiles provide more than just a warming feeling; beneath them is underfloor heating, controlled by a panel just outside in the hall.

  • Outside

The cobblestone driveway is not just an immediately aesthetically pleasing feature, but has space for certainly two cars - and perhaps more with imagination. The shaped lawn nestles behind a mature hedge and has well stocked borders. Look up from your horticultural endeavours and you can glimpse the Pentlands. A gate from Fairmile Avenue allows you to go to either the front door or the back of the house. Behind the hedge, there is an area that has been laid in gravel and paving stones and which has a border with rose and other bushes. A gravel path runs along the side of the house to a gate that opens to the back garden, speaking of which Alan Titchmarsh would surely approve! There is something for everyone here: a large lawn for children to play on; immediately behind the house, a stone patio area on which to sit and enjoy the horticultural handiwork; attractive borders filled with mature plants, shrubs and dwarf conifers; a summerhouse, shed and greenhouse and a further patio on the other side of the lawn. Truly delightful.

  • Rear Porch

Steps run down from the back door of the kitchen to a door that opens to the garden. A large window to the side gives an open view of the back garden. There is a large shelf underneath the window and there is storage space beneath the shelf.

  • Attic

Accessed off the main bedroom, there is partially floored additional storage space.

  • Garage

    9.5 m X 2.95 m / 31'2" X 9'8"

The girth of many a modern car may mean that this will serve more as a storage area for play and gardening equipment than as somewhere to keep a vehicle under cover. it also has definite possibilities as a workshop for those who are of that mind. Regardless of its actual future use, there is an electric up and over door to the front and a rear door that gives access to and from the back from. There is light and power and an external tap. There is also natural light by way of a window that looks out to the back garden and a skylight.
