Our thriving estate agency team in Edinburgh is seeking an experienced and results-oriented Senior Sales Negotiator to join our dynamic estate agency team.

With your exceptional sales skills, customer-centric approach, and in-depth market knowledge, you will contribute to the continued success while providing an outstanding experience for our clients. You will play a pivotal role in driving property sales and ensuring exceptional customer service. Your primary focus will be on negotiating and closing property sales transactions, building strong relationships with clients, and achieving sales targets.

ROLE OF THE DEPARTMENT
The role of the department is to identify and secure new valuation opportunities, successfully convert valuations to new business, ensure correct pricing and maximum exposure for clients properties, maintain and manage an active database of buyers, negotiate the best possible offer for each and every client, identify other business opportunities that will generate revenue for the firm and to provide an efficient, reliable and professional service at all times.

JOB PURPOSE
A multifaceted estate agency position focused on selling the advantages of our valuation service to potential sellers and landlords, finding buyers for the properties we are marketing, maximising business leads for other legal and financial services and management of your own property portfolio updating your clients and negotiating the best deal to suit your client’s needs.

KEY RESPONSIBILITIES

• Manage a portfolio of properties and actively negotiate sales terms.
• Manage enquiries and provide accurate information to prospective buyers.
• Skillfully negotiate offers to ensure the best possible outcomes for clients.
• Guide clients through the sales process, addressing any concerns or questions they may have.
• Cultivate and maintain strong relationships with clients, including property owners, buyers, and solicitors.
• Provide excellent customer service throughout the sales process, ensuring client satisfaction and loyalty.
• Regularly update clients on the progress of their transactions, addressing any issues that may arise.
• Act as a trusted advisor, offering professional guidance and advice on property sales and market conditions.
• Stay informed about local property market trends, pricing, and competition.
• Conduct market research and analysis to accurately assess property values and provide strategic pricing recommendations.
• Keep up-to-date with changes in property laws, regulations, and industry practices.
• Collaborate with other members of the estate agency team.
• Share market insights, best practices, and sales strategies to enhance overall team performance.
• Provide mentoring and guidance to junior team members, offering support and fostering their professional growth.
• Meet and exceed monthly and annual sales targets set by the company.
• Maintain accurate records of all property transactions, ensuring data integrity and timely reporting.
• Prepare sales reports, performance analyses, and forecasts for presentation to management.
Requirements

QUALIFICATIONS
Essential
• Educated to Higher level or above

SKILLS AND EXPERIENCE
• Proven experience as a Sales Negotiator within the estate agency sector.
• In-depth knowledge of property sales processes, including negotiation techniques and legal requirements.
• Strong understanding of local property market dynamics, pricing trends, and competition.
• Excellent interpersonal and communication skills, with the ability to build rapport with clients.
• Outstanding negotiation and persuasion abilities, coupled with effective problem-solving skills.
• Results-driven mindset and a track record of meeting or exceeding sales targets.
• Proficiency in using property sales software and tools.
• A valid driver's license is preferred.
• Relevant industry certifications or qualifications are desirable.
