The property

Idyllically positioned within the heart of the Berwickshire landscape, West Cottage is your typically sought after home in the country. The semi detached cottage sits within its own extensive garden grounds extending to approximately 0.29 acres, which incorporate an area of woodland to the side and a small burn running along the front. This much loved cottage has served the current vendors as their second home for many years but it does now require further upgrading and renovation - a wonderful prospect for those seeking the opportunity to renovate to their own style and specification with endless opportunities to create a fabulous forever country home and plenty of space to further extend Whilst the location offers peace and tranquillity in abundance, there are still excellent connections to other towns and villages as well as Edinburgh or Newcastle for those who are looking for a more rural surrounding whilst still retaining good commuting links. Whilst it cannot be seen or heard from the cottage, the A1 trunk road is less than a mile away giving easy access North and South and the new train station at Reston (opened in 2022) is no more than a few minutes by car and offers regular connections in to Edinburgh City centre. What is there not to love; a magnificent location, great transport connections and a rare opportunity for renovation.

  • Location

West Cottage lies around a mile from the village of Grantshouse and is located along a quiet country lane with open farmland on all sides. The road past West Cottage towards Eyemouth meanders up the slope, flanked by farmland to what is a magnificent vista taking in the rugged East coast shore line as far as the eye can see. Grantshouse is a quiet Berwickshire village, accessed off the A1, just ten miles north of the harbour town of Eyemouth, where there is a high school, and some eight miles from the lovely village of Coldingham which has great local amenities and the fantastic ‘Blue Flag’ Coldingham Beach, A short distance north is the village of St Abbs where there is a wonderful Nature Reserve and Bird Sanctuary. The cliff top walk from Coldingham to St. Abbs is simply stunning and is highly recommended. The area also boasts some of the best diving in the UK and attracts divers from all over the world. Ten miles south, along the A1, is the historic walled town of Berwick-upon-Tweed with a main line train station, while Edinburgh is within easy driving distance to the north. Nearby Reston Station is now open and provides further excellent commuter rail access to Edinburgh and Newcastle.
