The property

The Anchorage is a substantial detached Georgian town house, situated immediately to the south-west of the Tolbooth. To the northeast of the Tolbooth is an area which at one time was the market square, and this would have been the centre of the Royal Burgh of Kirkcudbright in historic times. The titles of the property, which will be passed to the purchaser, include the original Charter by the Magistrates of Kirkcudbright in November 1762. It is thought that the house was constructed in around 1775 as above the entrance door there is a stone inscribed with this date. Despite its central location, The Anchorage enjoys a good degree of privacy. There are few windows facing towards the property from the Tolbooth, and all the main windows in The Anchorage face towards the southwest and enjoy an outlook over the large garden. The garden itself enjoys privacy by virtue of the surrounding wall, and the adjacent public road, is a cul -de sac only serving The Anchorage and The Old Rectory. A gravel path continues round the conservatory and along the rear of the house where there is a pedestrian door leading back to St Mary’s Wynd. Continuing down the garden, on the north side there is an area of lawn and beyond this a large pond with bedding areas around. Towards the bottom corner of the garden is the hexagonal Summer House measuring 7’8” (2.35m) across. This has two windows, pitched roof, and half door. Towards the southern corner of the garden is an area with well established trees, and then moving back towards the house an orchard area with smaller fruit trees. There are then further bedding areas continuing back towards the house, again with very well established planting.
