Cupboards on the landings contain fire-fighting facilities and mains water, electricity and gas inlets for the adjacent flats. A large, secure walk-in area on the ground floor houses the control units for the safety and ventilation facilities of the block, and the electricity meter for measuring the consumption of power in the communal areas. The parking forecourt is protected by a large sliding gate (operated electronically) and by the adjacent digital-coded pedestrian gate. The forecourt is a right of way only for all the proprietors within the residential estate. Both gates` security systems prevent access by the general public. The small garden areas immediately adjacent to the block in which the flat is located are all communal ground and are the responsibility of the entire community at Wallace Gardens/33 Ellersly Road. They are cared for by competent gardeners. The communal gardens The gardens forming part of the overall residential estate extend to approximately one acre. They are bounded by Corstorphine Road, Ellersly road (west section), and by the adjacent properties and their gardens to the north and east. The gardens contain a mix of mature trees, open parkland, shrubbed areas, a wooded area, a playpark for small children, a BBQ area with relevant facilities for cooking, and four wooden benches. Part of the garden is known as “ornamental” and contains an aged stone sundial. The garden is secured by digital-coded gates, accessible only by the local owners and relevant workmen who require access and are maintained by the contracted gardeners (Greenscape Grounds Maintenance Ltd) in liaison with the managing agents and proprietors. Of special interest is the imposing memorial adjacent to the entrance from Corstorphine Road. It is of the two principal characters in the novel “Kidnapped” by Robert Louis Stevenson and commemorates the life of that author. The statue is collectively owned by all fifty proprietors on the residential estate. Each of the fifty proprietors in the estate pays 1/50th of all the garden maintenance costs incurred. The trees in the garden are subject to a Tree Preservation Order.
