The property
Positioned on the edge of Ednam Village, this well-appointed cottage offers nicely proportioned accommodation and enjoys a fabulous location close to Kelso with open views to the front towards Kelso and towards Hume Castle at the rear. Ednam is a popular choice amongst families in part due to the proximity of Kelso in addition to the village having a popular primary school but is equally well suited for those seeking a rural yet accessible location with local amenities within easy reach. Internally the property has been modernised and upgraded by the present owner to include a modern refitted kitchen as well as a replacement shower room on the first floor. The dining conservatory to the front is a lovely space and makes the most of the views towards Kelso whilst providing a flexible living/dining space.

Location
The village of Ednam lies two miles north of Kelso on the B6461 and is situated by the River Eden. Facilities include a primary school, village hall and church. The nearby town of Kelso which lies at the meeting point of the Tweed and Teviot rivers, is one of the most attractive and unspoiled towns in the Borders. Notable features are the 12th Century Abbey, the Flemish style cobbled square, Floors Castle and the old bridge across the Tweed. The town has good educational and sporting facilities and many quality shops. The area has much to offer those interested in country pursuits with fishing on the Tweed and is an increasingly sought after location within the Borders.
