The property

For the seller, this was a happy home - for fifty years or so! And it's sure to be a happy home for the next owner or owners, who can either keep the existing accommodation as it is (perhaps with some upgrading here and there) or use the space that's available to remodel it, subject, of course, to obtaining the necessary local authority permissions, consents or approvals. The potential for remodelling will also make the property of interest to developers. There is a large hall, a spacious lounge, two generous double bedrooms, boxroom, kitchen and bathroom. Lots of natural light is complemented by laminated flooring and sympathetic decoration. The lounge has plenty of room for a dining table. The main bedroom has a vast built-in wardrobe that should accommodate even the most extensive clothing collection. For those as yet without a family, the second would make a comfortable guest room, but, as and when children arrive, it is more than big enough to allow for sharing. The box room might be pressed into service as sleeping accommodation on an occasional basis if needs must and also provides excellent storage, but could very obviously be turned into a study or home office. The kitchen might perhaps be best described as compact, but much has been made of the space available, with modern units giving more than sufficient worktop space and very good storage, as well as incorporating a hob and oven, a fridge and a separate freezer. There is also a freestanding washing machine. Enlarging the bathroom may feature on the remodelling to-do list and the existing suite is of a certain age, but the room is bright and there is an electric shower over the bath. There are any number of local shops - and a Tesco Express - in Great Junction Street and along the road and round the corner in Leith Walk, but for major stocking-up there is a full-sized Tesco little more than five minutes' walk away and a Lidl in the nearby Newkirkgate shopping centre. There are also more retail outlets at Ocean Terminal, as well as a Vue multiplex cinema. The area has plenty of popular coffee shops, restaurants and pubs. Taylor Gardens and the Keddie Gardens play area are very close by, but the open space of Leith Links is also within walking distance, while Craigentinny and Granton Harbour provide a public golf course and watersports facilities respectively. For indoor exercise and entertainment (dependent on age and Covid-19 government guidance), Wonder World Soft Play and the Leith Victoria Swim Centre can also be reached on foot and the Ainslie Park sports centre and the David Lloyd centre in Newhaven are both easy to get to. The property is conveniently situated for the Scottish Government's offices at Victoria Quay, and any number of bus services, serving many parts of the city and beyond, run from and to Great Junction Street itself, as well as Leith Walk and Duke Street. The property features gas fired central heating. The light fittings, vertical blinds, curtain poles and washing machine are included in the price. The furniture remaining in the property can also be included if requested.

  • Hall / Landing

Reached by a well-kept common stair, with audio-controlled door entry system, this is a welcoming reception area, benefiting from borrowed light from the rooms that lie off it as well as the cupola above the stair. The light emulsion finishes over the textured wallcoverings and the laminated flooring add to the bright and airy feel. The ceiling has a plain cornice and the equipment for the electricity supply is housed in a cupboard at that level. Pendant light fitting. Smoke alarm. Central heating thermostat. Radiator.

  • Lounge

    4.84 m X 3.62 m / 15'11" X 11'11"

A substantial both everyday and more formal room that easily accommodates soft and dining furniture. A twin window is set in a shallow bay and looks down into and along Great Junction Street. A gas fire set on a raised marble hearth is an attractive focal point and the eye will also be taken by the decorative cornice. The laminated flooring is as practical as it is attractive, allowing any mealtime spillages to be dealt with easily. A shelved press cupboard provides handy storage. Radiator.

  • Kitchen

    2.39 m X 1.84 m / 7'10" X 6'0"

Space may have been at a premium, but it certainly has been maximised. Modern wall and floor units comprise an integral three-burner gas hob , electric grill and oven, fridge and freezer, two double wall-mounted cupboards, two low-level slimline cupboards and a stainless steel sink and drainer and mixer tap with further cupboard space below. The game changer storage-wise, however, are the two deep cupboards that have been formed in the back wall and which take some filling. The Bosch washing machine is included in the price and there is also the environmentally-friendly alternative to the tumble dryer: a ceiling-mounted pulley. There is attractive half-height wall tiling and a slate-effect vinyl floorcovering. Two glass panels in the door from the hall provide a little borrowed light, but most of the illumination comes from a ceiling-mounted rack of five spotlights.

  • Bedroom 1

    4.84 m X 2.7 m / 15'11" X 8'10"

There is a very comfortable main sleeping apartment with plenty of space for the usual furniture. Freestanding storage for clothes need not be on the shopping list, however, thanks to the large (very, very large) walk-in double wardrobe. Even more (but not quite so immediately accessible) storage is available in the deep cupboards over the wardrobe. There is also a press cupboard near the window, but that is where the central heating boiler is housed, although it does have a high level shelf. Buyers can be reassured by the presence of a carbon monoxide detector. The decoration here is by way of paper wall coverings and a textured ceiling. The window is set in a shallow bay and again provides good natural light. Carpet. Pendant light fitting. Radiator.

  • Bedroom 2

    4.51 m X 2.37 m / 14'10" X 7'9"

This second large double can serve either as a generous sleeping and play space for a child of any age or a comfortable room for more grown-up and more transitory guests. The bay window again provides good natural light, but also faces west and offers a great view (perhaps of more interest to the adults than the small people) towards Calton Hill and the castle. You can also see Salisbury Crags and if you really crane your neck you’ll get a glimpse of Arthur’s Seat. There is again plenty of space for the usual furniture, but there is also another shelved press. The walls have emulsion finishes and there is a plain cornice. Laminated flooring is again a feature that is also functional. Pendant light fitting. Radiator.

  • Boxroom / Study

    2.28 m X 1.6 m / 7'6" X 5'3"

“Home-working” and “space” are the words that will doubtless come to the mind of many a potential buyer and the dimensions mean that the conditions won’t be cramped. The room’s breadth and depth also mean that it might also be used, on a strictly temporary and unofficial basis, as somewhere to accommodate an overnight guest if the second bedroom is occupied. High level cupboards provide handy storage. Pendant light fitting. Radiator.

  • Bathroom

    2.6 m X 1.29 m / 8'6" X 4'3"

There is a certain (traditional) wooden theme here, with a pine-panelled ceiling and side panel to the bath and laminated floor covering, offset by the tiling over the bath and to half height elsewhere. The suite comprises the bath (with Mira electric shower), a pedestal wash hand basin (with large fixed mirror over) and WC. The window again faces west and makes the room naturally bright, particularly in the second part of the day, and there is also a ceiling-mounted globe light fitting. A wall heater and a radiator should mean that it’s not too cold when you step out of the shower.
