The property

A fine granite faced townhouse most recently used as offices by Williamson & Henry but with the benefit of recent planning permission for change of use to return the property to a dwelling house. 13 St Mary Street is a well-proportioned granite fronted townhouse located in the centre of Kirkcudbright in an enviable position overlooking the Soaperie Gardens which adjoin the Parish Church. The property retains many original features and is rich in character with high ceilings, ornate cornicing and ceiling roses, deep skirting boards, panelled wooded doors, iron balustrade and wooden banister, and sash and case windows with working wooden shutters to many windows. Given its recent use as offices it also benefits from telephone points and computer points to nearly all rooms, a burglar alarm system and a fire alarm system. Some of the rooms have built-in desks and it will be for the purchasers to retain these or remove them as they see fit. The property was originally built in or around 1870 as a private dwellinghouse and was augmented many years later by a rear extension of stone, built to house a back stair which leads to the second floor. Its use altered in 1967 to offices and purchasers may continue to use the building for office purposes. There is, however, recent planning permission to change the use to a dwellinghouse. To quote from the recent planning application "the light touch of the change of use to offices means that it is straightforward for the property to be used as a dwellinghouse with no changes to the historic fabric". It is acknowledged, however, that expenditure will be required; an example, the provision of a new kitchen (the original kitchen became the cashroom). It represents an interesting and rewarding opportunity to acquire a townhouse of real character and, in the context of a dwelling house, of significant potential. Its excellent location is complemented by a lovely rear garden and, adjoining that rear garden, a single garage (the last in a row of five) accessed from Mews Lane over and across a concreted yard. The titles relating to 13 St Mary Street include that part of the concreted yard lying closest to the garden of 13 St Mary Street, as far as the near side of the garages. They also confer a right of access for both pedestrian and vehicular purposes over the concreted yard to and from Mews Lane and therefore, if desired, parking for additional vehicles could be formed in the current garden and on this area of concreted yard exclusively owned. It is our understanding that, as 13 St Mary Street is currently not a residential property, purchasers would not be liable to the Additional Dwelling Supplement of Land and Buildings Transaction Tax on purchase, even if they already own another dwelling. However, purchasers should seek advice from their own Solicitor about Additional Dwelling Supplement and confirm the position with them. Kirkcudbright is an attractive harbour town situated on the banks of the River Dee. The town itself is of historic and architectural interest with its ancient High Street, Tolbooth Arts Centre, Stewartry Museum and numerous galleries. Long frequented by artists, Kirkcudbright was home to the renowned artist, EA Hornel, one of the "Glasgow Boys". This tradition is maintained today by a flourishing colony of painters and craft workers which has led to Kirkcudbright being named the "Artists' Town". Kirkcudbright enjoys a wide variety of mainly family owned shops, pubs, hotels and restaurants, whilst offering a wide range of facilities, including its own golf course, marina, swimming pool and an active summer festivities programme, including its own Jazz Festival and Tattoo. Garden Fully enclosed garden, walled to each side, and accessed directly from the property and from Mews Lane. Large vegetable patch area currently filled with onion, broccoli, cabbage, lettuce, runner beans, gooseberries, strawberries. Large gravel patio area to one side with mature shrubs and further bordered garden to rear. Rear wooden gate giving access to the concreted yard leading to Mews Lane. Single garage in a row of five.
