A topic that’s been coming up frequently among our landlords recently is home energy efficiency – and for good reason. With rising energy costs and growing environmental concerns, energy performance is increasingly important to both landlords and tenants alike. A more energy-efficient property can result in lower bills for tenants, increased rental appeal, and even a higher EPC (Energy Performance Certificate) rating, which may become even more relevant as regulations evolve.

With that in mind, here are some simple but effective ways to improve the energy efficiency of your rental property...

Upgrade to energy-efficient lighting

Switching to LED light bulbs is one of the easiest and most cost-effective upgrades you can make. LEDs use up to 80% less energy than traditional incandescent bulbs and last significantly longer, reducing maintenance costs in the long run.

Install or improve insulation

If your property doesn’t already have loft or cavity wall insulation, this is a worthwhile investment. Good insulation helps retain heat, reduces energy bills, and improves your EPC rating—something tenants and potential buyers are increasingly aware of.

Consider double glazing

Upgrading from single to double glazing improves energy efficiency, reduces noise, and boosts security. It’s a bigger investment, but one that adds long-term value.

Install a smart thermostat

Smart thermostats give tenants more control over heating, helping to reduce energy waste. This modern upgrade can also make your property more appealing to tech-savvy renters.

Draught-proofing is a quick win

Small fixes like sealing gaps around windows and doors can make a noticeable difference in keeping heat in and energy costs down — especially in older properties.

Service the boiler regularly

Make sure the boiler is serviced annually and consider upgrading older systems to more energy-efficient models. A well-maintained boiler runs more efficiently and is less likely to cause issues for tenants.

Upgrade appliances where possible

If your property includes appliances, consider replacing older models with ones that have a high energy-efficiency rating. A-rated (or A+++) appliances help cut energy consumption and improve the property's green credentials.

Upcoming changes: What landlords need to know

Recently, the Scottish Government announced that new regulations are on the horizon for the private rented sector, aimed at improving the energy efficiency of rental homes. Under the upcoming Private Rented Sector Minimum Energy Efficiency Standard (PRS MEES), all PRS properties in Scotland will be required—as far as possible—to reach "the equivalent of EPC rating C."

While specific dates and exact measures are yet to be confirmed, this announcement signals a clear direction of travel: landlords should start planning for more energy-efficient properties sooner rather than later. It’s expected that new methods of measuring energy efficiency will be introduced when EPC assessments are overhauled next year, potentially incorporating more accurate indicators or a list of required improvements.

It’s also worth noting that the previously planned 2045 ban on polluting heating systems has been dropped. Instead, the government will focus on incentivising the switch to clean heating systems, including through the development of heat networks and encouraging fairer energy pricing—particularly making electricity more cost-competitive compared to gas.
