Fixed price properties - what you need to know

In the fast-moving Scottish property market, where homes often go to a closing date and achieve over the asking price, the words “fixed price” can catch the eye of hopeful buyers. But what exactly does “fixed price” mean, and how can it work to your advantage... whether you're buying or selling?

Here’s what you need to know about fixed price properties for sale in Scotland.

What is a fixed price property?

A fixed price property is one where the seller has set a price they are willing to accept, with no expectation of competitive bidding or offers over. If a buyer offers the full asking price, in theory, the seller should accept it - provided there are no unusual conditions or competing offers on the table.

This can be a welcome break from the stress of blind bidding, and it offers more clarity and confidence for buyers looking to secure their next home.

Why sellers list at a fixed price

There are several reasons a seller might choose to list their home at a fixed price:

    • Attract serious buyers - A clear price can attract motivated buyers who are ready to act quickly.
    • Re-engage interest - A home that hasn’t sold under “Offers Over” may be re-listed at a fixed price to renew interest.
    • Speed up the sale - A fixed price can speed up negotiations and help sellers move on more quickly, which is ideal if they’ve already found their next property.

The buyer’s perspective

For buyers, fixed price listings also bring a few key advantages:

        • Transparency - You know exactly what the seller is asking, which makes it easier to budget and make decisions.
        • Less competition - You may avoid bidding wars that push the price higher than expected.
        • Opportunity for first-time buyers - Fixed price homes can be especially appealing if you’re working within a tight budget or trying to get on the property ladder.

However, just because the price is fixed doesn't mean you should skip your due diligence. It's still important to arrange a Home Report review, consider the property’s valuation and ensure you have your finances in place to make a strong offer quickly.

Be ready to act fast

Fixed price doesn’t mean the property will sit around. In fact, desirable homes listed at a fair fixed price can go very quickly. If you're interested, be ready to book a viewing and speak to the solicitor estate agent listing the property about making a formal offer as soon as possible.
