2023 has started with a bang in the property market. At ESPC, we’ve seen more website sessions in the first three weeks of January than we received in all of December 2022 which is clear evidence of continued interest in buying a home.  

For home buyers, ESPC makes the best first choice to look for a new home. A total of 85% of properties so far this year have been marketed with ESPC exclusively for the first 72 hours. According to the most recent ESPC House Price Report, the median time for properties to go under offer is just 18 days. This means checking ESPC first is essential to ensure you don’t miss out on the home of your dreams.  

But more than just seeing properties first, you’ll also get more information about the property than on other property portals. At ESPC, it’s guaranteed that you can get access to the Home Report for every home for sale where the report is required. Requests are already up 30% in January 2023 compared to the full month of December 2022, highlighting the strong number of keen buyers out there.  

We’ve also sent 30% more property alert emails so far this month, and these have seen a fantastic 50% increase in clicks to find out more information about the properties from our active database of more than 220,000 house hunters.  

Viewing requests are also up 43% showing just how keen potential buyers are to find their next home.  

Whilst the total web traffic is slightly down on 2022 figures, overall sessions are also up 15% compared to January 2020 – the last “normal” year before the covid pandemic had a big impact on property traffic.  

Most promisingly, all of this is translating through into those all-important sales. News from our market-leading solicitor estate agent firms is really promising with details on properties selling quickly and exceeding their Home Report valuation due to market interest.  

One property recently sold within 48 hours for 8% over the Home Report valuation. We’ve also heard from an ESPC solicitor estate agent of another property which sold quickly, receiving five offers at the closing date, the highest of which was 10% over the Home Report valuation and the seller was happy to accept this as the buyer was chain free.
